We've just been to see an existing client about a new project but whilst we were at their property, me and Tracy took a look at the progress of their kitchen extension that we drew and obtained planning and building regulations approval on their behalf. 

The kitchen looks stunning especially with the vaulted roof and the porch will look great when completed.

The client is delighted.

 
I've just received an enquiry regarding a building regulations application for an extension (which has been drawn by someone else) and I was asked whether he should submit a 'building notice' or 'full plans' building regulations application and straight away I replied 'full plans'.

This type of application confirms the specification at an early stage which allows the project to be built without unnecessary hassle or the building control inspector rejecting a material once installed. I would say that the vast majority of building control inspectors prefer the 'full plans' route as well.

I'm off to see the client tomorrow to help him out with the 'full plans' application, to compile the building notes and to arrange the structural engineer's details.

Can a look at this clever and simple to use 'interactive guide' about 'permitted planning rights': www.planningportal.gov.uk/permission/house

Although you may not need planning permission, you can still apply for a 'certificate of lawfulness' (in most cases) which is a legal document confirming what you are proposing to do is permitted and of course, building regulations will still need to be complied with in most cases too.
